APPLICATION

Rehabilitation, conservation, structural analysis and building transformation

The challenge

The former San Luis Factory is an important part of Motril’s industrial heritage and required accurate documentation of its existing condition before rehabilitation works could begin. The lack of up-to-date documentation and the complexity of the building made it necessary to carry out a comprehensive survey capable of accurately recording its geometry and current state of conservation.

In addition, the project needed to minimize on-site working time while creating a reliable digital database that could be used by architects, engineers and technical teams throughout every stage of the rehabilitation process.

The process

To document the building, a reality capture methodology was implemented, enabling the accurate recording of every architectural space and structural element within the property.

01

Survey Planning

A preliminary assessment of the building was carried out to define the scanning strategy, ensuring complete coverage of both the interior and exterior areas while optimizing the number of scan positions required.

02

3D Laser Scanning

The building was surveyed using a terrestrial 3D laser scanner, capturing millions of points with millimetre accuracy to create a faithful digital representation of the building's current condition.

03

Point Cloud Processing

The captured data was registered and processed to generate a continuous, high-density point cloud, eliminating unwanted noise and ensuring the highest quality of digital information.

04

Technical Documentation

Using the point cloud as a reference, technical documentation was produced to support future rehabilitation projects and structural analysis, providing an accurate graphical basis for architects and engineering teams.

The results

The project delivered a complete digital representation of the former San Luis Factory, providing a reliable technical foundation for future rehabilitation and conservation works. The generated point cloud accurately reproduces the building’s geometry and allows its current condition to be analysed without the need for additional field surveys.

Thanks to this digitalization process, technical teams now have access to highly accurate information that reduces survey time, improves coordination between disciplines and enables future interventions to be planned more safely and efficiently. Furthermore, the documentation contributes to the long-term digital preservation of one of Motril’s most representative industrial heritage buildings.
